Tenants

We let and manage all types of residential property throughout Manchester, Greater Manchester and the surrounding areas. Please click on "Properties" to view a shortlist, although our stock changes daily and you should contact us for current availability or to register your requirements. Please note that for your safety and peace of mind:

  • All of our managed properties are GAS SAFE certificated.
  • Tenancy Deposit Scheme bonds are taken and are held in accordance with the Tenancy Deposit Protection regulations.
  • All our staff are trained to deal with any issues you may have during the course of your tenancy. And outside of office hours please email at info@loramlettings.co.uk for emergencies.

Guide for Tenants

Viewings

Viewings will be arranged at mutually agreed times, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property

We will require:

  • All tenants/Guarantors are required to provide a Tenant Passport
  • Valid E-Mail Address
  • Passport or Drivers Licence
  • 3 Most recent bank statements
  • 1 Utility Bill (showing name and current address)
  • Employers Details
  • Proof of income (if not working: income support letter etc)
We also require prior to acceptance:

  • Employers reference
  • Character reference
  • Landlord reference
To apply for any property you must be over the age of 21 and a Working Guarantor is required if you are under the age of 25. A Guarantor is required if you are claiming Housing Benefits. In addition a credit check will be undertaken.

A Holding Fee (equivalent of 1 weeks rent) is also required to reserve a property whilst checks are being completed. Please note this is refundable, however refer to the tenant fees act 2019 for full clarification which can be found here

Rents

Rents are quoted calendar monthly and payable monthly in advance. All rents are payable by bank standing order to our company bank account. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Deposit

A Tenancy Deposit (or bond) will be calculated to a maximum of 5 weeks equivalent rent and is required prior to occupation. All Deposit Bonds will be secured in the Government approved Tenancy Deposit Scheme and will be returned at the end of the tenancy subject to a final property inspection.

Please note: that under no circumstances can the Deposit be used by the tenant to cover the rent.
